What goes on the house
Built for salt air, hidden by daylight.
Aluminium channel, colour-matched
A slim extruded track is fastened into the fascia and powder-coated to your trim colour. From the street in daylight it reads as a shadow line, not hardware.
Diffused 5mm LED, individually addressable
Each point can hold its own colour and brightness, which is what makes a single warm run and a two-colour chase the same fixture.
Marine-grade for the coast
Stainless fasteners, sealed connectors and a channel specified for salt exposure — because half of South Florida is within a mile of moving salt air.
Runs on almost nothing
A full roofline at warm white draws less than a couple of household bulbs. Leave it on; it will not show up on the bill.
Your phone is the switch
Scenes, schedules, sunset triggers and brightness from an app. Set it at handover and most clients never open it again.
One roof visit, ever
Transformer, driver and runs are placed for service access from the ground. Nothing about maintenance should require a ladder.

You approve a marked-up photograph of your own elevation with the run drawn on it, and a number. Neither changes on installation day.

Night design walk
We meet at your home as the light goes, photograph the elevation and mark the run. You see exactly where the channel lands before anyone quotes anything.

Drawing and fixed price
Your elevation comes back with the run drawn on it, the channel colour specified and one number at the bottom. Approve it and we build to it.
- 03Usually one day
Installation
Channel cut and fitted to your fascia, runs concealed, transformer sited for ground-level service. The crew leaves the property as they found it.

Handover, after dark
We come back at night, set your scenes with you, put the app on your phone and walk the street to confirm it reads the way it should.

The eight things everyone asks.
Barely. The channel is a slim aluminium track fastened under the roof edge and powder-coated to your fascia colour, so it reads as a shadow line. Most people looking straight at a finished install in daylight do not find it until it is pointed out.
The channel fastens into the fascia board, not through the roofing surface or under the tile, so nothing about the waterproofing is touched. If your roof is under warranty, tell us who holds it and we will put the detail in writing before we start.
Permanent lighting is priced by the linear foot of roofline, the number of elevations and how accessible the run is. Most South Florida single-family homes land between a few thousand and the low five figures. You get one fixed number on a drawing of your own house before anything is ordered.
Most homes are a single day. Larger estates, second and third elevations, or anything needing a lift can run to two. We schedule the handover for the same evening so you see it lit before we leave.
The channel is mechanically fastened at close centres rather than clipped, and the fixtures sit inside it, so there is nothing for wind to catch the way it catches a hung strand. It is specified for coastal exposure — sealed connectors and stainless fasteners throughout.
Call us. Service is in-house and the transformer and driver are deliberately sited for ground-level access, so most faults are diagnosed without anyone going up. Warranty terms are on your agreement in writing.
No, and most clients barely do. Warm white is the default and the reason to buy it — the house looks finished every night. Colour is there for the handful of evenings a year that deserve it.
Yes — clubhouses, restaurants, hotels, dealerships and HOA common buildings. Commercial runs are quoted the same way: a drawing of the elevation and one fixed number.
